An independent, experienced evaluation of a property before you commit to buying it. We are not part of the transaction. We have no incentive for the deal to close. We are simply there to make sure you understand what you are walking into.

This is not a home inspection. A home inspection is a licensed evaluation of the physical structure. This is an operational and contextual advisory. We bring knowledge of what properties in this area actually cost to maintain, what problems are common, what red flags look like, and what questions your inspector may not be in a position to answer.

Blooming Properties was founded by Kyrie Fabert, a Mesa-based operations professional who spent years coordinating complex environments where nothing could fall through the cracks. She built this practice because she saw a consistent gap: property owners with real needs and no one sitting on their side of the table.

That gap shows up twice in most property owners' lives: once before a purchase, when they are trying to make an informed decision without a neutral advisor, and once after, when the operational weight of ownership starts to compound. Blooming Properties is built to be present at both moments.

Her approach is grounded and practical. She doesn't oversell, she doesn't overcomplicate, and she doesn't take on clients she can't serve well.

Buyer Advisory Walkthroughs are priced per engagement. Property Oversight is offered on a monthly retainer. Every engagement is scoped to what you actually need, with a clear quote before anything is signed.

Per Walkthrough

Flat fee per walkthrough. Priced based on property type, location, and scope. Contact us for a quote. Pricing ranges from $650 for local standard properties to $2,500 and up for national engagements, with travel added at cost and written estimates provided before booking is confirmed.

All walkthroughs include a written summary and a follow-up call.

Property Oversight — Monthly Retainer
Foundation
From $1,500
per month
For 1 to 2 properties in a single area. Scheduled visits, vendor coordination, maintenance tracking, and monthly reporting.
Portfolio
$3,500–$6,500
per month
For 3 to 5 properties with moderate complexity. Everything in Foundation plus expanded vendor management and detailed reporting.
Estate
From $6,000
per month
For complex portfolios, estate and trust situations, and high-value properties. Fully custom scope, quoted individually after assessment.
Minimum engagement: 3 months. Returning client discount: 10 to 15 percent, applied at discretion. Out-of-state travel: Known properties get a quarterly stipend built into retainer. Unplanned travel estimated and billed at receipt with no markup. We do not add fees after the fact.
